IJM Land introduces Bandar Rimbayu
IJM Land Bhd today introduced its Bandar Rimbayu township for the first time at a media preview for the new development.
“The Bandar Rimbayu township reflects IJM Land’s vision of what townships of the future will look like. The green township concept is our response to the demands from residents of the future who are becoming increasingly concerned about giving back to the earth. Also, homeowners of the future do not just want a house, they want a residence complete with a holistic lifestyle, thus we are offering a carefully planned and designed township that emphasises better quality of life,” said IJM Land Bhd Managing Director and Chief Executive Officer Dato’ Soam Heng Choon.

“In addition to green living, connectivity is very important in our philosophy for Bandar Rimbayu. This connectivity covers the physical where we make it convenient for residents to move around within the township and also beyond, social where we emphasise the formation of meaningful relationships amongst residents, and virtual, where we prepare infrastructure for fibre to home that make it so easy for new residents to get immersed in cyberspace. All they need to do is activate their account when they move in to our borderless township,” Dato’ Soam added.
In conjunction with the launch of the development project, IJM Land also signed a Service Agreement with Telekom Malaysia Berhad (TM) for the provision of high speed broadband (HSBB) infrastructure in Bandar Rimbayu.
“This service agreement with TM – Malaysia’s No. 1 Broadband Provider, signifies our commitment in providing fibre to home facility. With the collaboration, we will be offering TM’s HSBB service, UniFi, to residents of our first phase free of charge for one year. Cyberspace connectivity can promote green living by reducing our carbon footprint, as we can cut down on physical travel for work or business. In addition, we can also have more quality time with our loved ones with less time spend on travelling and waiting,” Dato’ Soam elaborated.
At the signing ceremony, IJM Land was represented by Dato’ Soam while TM was represented by Datuk Zaini Maatan, Vice President of TM Selangor. Azizi A Hadi, Executive Vice President of SME, TM and Shuy Eng Leong, Chief Operating Officer for Canal City Construction Sdn Bhd witnessed the signing ceremony.
“TM is pleased that IJM Land, a renowned housing developer, is collaborating with us in our efforts to bring an enhanced integrated digital lifestyle to Malaysian homes. Collaboration with property developers such as IJM Land will help extend high speed broadband usage to more Malaysians and with the establishment of HSBB-equipped townships and residential developments such as Bandar Rimbayu, TM hopes to boost ICT development as outlined in the National Broadband Plan to exceed national broadband targets,” Datuk Zaini said.
Meanwhile, Bandar Rimbayu residents can travel outside the township with ease thanks to its excellent road accessibility via 5 major highways: the Lebuhraya Shah Alam (KESAS) and Lebuhraya Kemuning-Shah Alam (LKSA) for easy access to other parts of the Klang Valley, the Expressway Lingkaran Tengah (ELITE) and the South Klang Valley Expressway (SKVE) to connect residents beyond the Klang Valley, and the proposed West Coast Expressway (WCE) to enhance connectivity to the west coast of Malaysia.
Bandar Rimbayu’s identity as a green township is further expressed via sustainable use of natural resources and environmental consciousness. Elements of this theme include sisilation roofs to reduce the ‘heat island’ effect; rainwater harvesting at selected areas, installation of solar panels, and abundant water elements and greenery to reduce surrounding heat. Most notably, there will be more than 50,000 trees, palms, shrubs, flowering plants, aquatic plants, herbs and climbers that will be planted around The Arc and Sales Gallery.
“We intend to cement our commitment to making Bandar Rimbayu a green township by applying for the GBI Green Township certification, via incorporating energy efficiency initiatives, healthier indoor environment, water savings, better connectivity to public transport, the adoption of recycling efforts and the creation of more green spaces. The certification is our way of ensuring potential residents that we are very committed to creating a green township,” Dato’ Soam said.
An ultimate destination for business, leisure, education and life, Bandar Rimbayu has a perfectly balanced work, live and play environment. Divided into four precincts, Bandar Rimbayu consists of: Flora, a mixed residential area; Fauna, a mixed residential area with amenities including shops and a school; Bayu, 280 acres of high-end waterfront residential development by the lakeside; and the Commercial Hub, which includes the canal, town square and service apartments. Parallel to a major highway, this commercial precinct is set up for warehouse-size businesses and the possible development of shops, shopping malls, big box retail, offices, hotels, private education institutions and medical institutions.
IJM Land’s architects and town planners have also enlisted “defensible space” solutions to make Bandar Rimbayu safer for the community, guided by the principles of Crime Prevention Through Environmental Design (CPTED).
The Bandar Rimbayu township is targeted for full completion within 15 years and will boast about 10,000 residential units in total. The launch of its maiden product – The Chimes, consisting of 526 units of link homes, is targeted for the second half of 2012.
